Pre Design
Pre Design is the preceding analysis part of architectural design. This is not part of the 5 Stages of Design. Pre-design involves probability study, plan analysis, budgeting, and programming.
This usually refers to larger designs. Not all firms are competent in zoning and must hire separate plan consultants. As a full-service design firm, we always do pre-design with our clients.

Research the design model: Discover the types of spaces, the number of conventional feet per person or unit, the relationship of the terms, rates of net assignable square footage to total square footage, cost, and site conditions typical for the type of project.
Establish goals and objectives: Look at all the objects the owners might have for the home â the organizational goals, the form also image goals, the function ends, the economic purposes, the time ends, and the management purposes.
How do they want the design to fit into their overall business? How should the design and form of the building affect the users and surrounding areas? Whatever will be the principal and top uses of the house? What is the budget and is it firm? When do they want the building to be held? Are there any restrictions or conditions that will affect the design process?
Collect relevant information: Do good questions to get a very clear knowledge of every space in the building and the clientâs desires and needs. Take your time with this step â the more problems you ask now, the more detailed the programming phase will be.
The questions should be both quantitative, e.g. how long should space be, and qualitative, e.g. whereby should time feel. If the client has an actual building that serves the same goal, use that as a springboard to drive down what the client needs and doesnât require.
Listen to the customer to complain about all the problems with their modern original bathroom. People often have a clearer idea of what they donât want than what they do like.â
Recognize strategies: This is if you would cut out your bubble chart. Now that you know how each room will be done, you can look at how those areas fit together. Proceed to get the ownerâs input at this step. Simply because you think you know how the terms should fit and move together, doesnât mean that is whereby the owner wants or needs it.
Discover quantitative terms: At this time, receive a total cost for the design based on the typical cost defined in step one. Make the client for all the values not just the cost of production, like your plan fees, emergency, fittings and equipment, measuring, surveying, and any other charges.

Schematic DesignÂ
